CLINICS, RESTAURANT, RETAIL GOODS, COMMUNICATION TOWER, HELIPORT AND MORE.
SAVE OUR QUIET RESIDENTIAL NEIGHBORHOOD FROM FUTURE HOSPITAL DEVELOPMENT
The already adopted New Orleans master plan has changed the De Paul site from a
residential district to an institutional designation. This site is owned by Children’s
Hospital. the master plan is already approved by council, but can be changed by
councilmembers with encouragement from vocal constituents.
More detailed and under the master plan proposed zoning districts fall into certain
master plan designations. The proposed zoning for the De Paul site calls for it to be
classified as a medical campus with many more permitted commercial uses that
do not require a variance / conditional use approval and encourage a much higher
density of development than the De Paul site has had historically. Under the pro-
posed zoning, the De Paul site will fall under the same zoning classification as Touro
Hospital, Baptist Hospital, LSU Teaching Hospital, VA Hospital, as well as the main
Children’s Hospital Campus, which could permanently damage our property values
and the quality of our residential neighborhood. Current zoning is more limiting of de-
velopment beyond what is already there without council approval.
A public hearing is scheduled for 5:30pm Wednesday 21 September at the JCC on
St. Charles and Jefferson avenues to get feedback from citizens on the proposed
zoning in all of planning district 3 - if you want the site to remain lower density and
more in line with its residential surroundings, call or email Councilmember Guidry
and plan to attend the meeting to voice your concerns.

• Write councilmember asking for Master Plan Designation
of De Paul site to be changed from Institutional to Residential
• Write councilmember asking for a zoning classification of the De
Paul site that encourages neighborhood input in any future development
of the De Paul site including types of uses as well site layout
and building density requiring council approval to move forward
• Attend meeting TONIGHT Wednesday 21 September at
JCC on St. Charles and Jefferson at 5:30PM to learn about the
draft zoning for planning district 3 and voice your concerns - see
